Now more than ever. Right now Vancouver is experiencing a MAJOR trade shortage, so all too often they aren't taking the time to prepare formal written quotes. Instead they are quoting over the phone or giving a one number price typed in the body of an email. It's your builder who needs to have the experience to determine whether that number makes sense. A tight administration and cost tracking process will also enable the builder to organize expenses through the tendering process. Lastly, ask your builder if he implements trade agreements with his subcontractors. These proactive steps go a long way in holding trades accountable to the ir original quoted price for your project.
Happy New Year 2018! With lots on the go we 're ramping up for another stellar year. Aside from the latest laneway and custom homes we 've got on the go, we 're excited to add to the roster a large luxury renovation on West 8th for previous clients we had done a large renovation for in Maple Ridge and have now been living in the West side of Vancouver for last few years in a stunning unobstructed waterfront view condo. Square footage is approx 2200sf including a gourmet kitchen, limestone floors, 2 bathrooms and den. We 'll be starting demolition end of this month, and look forward to working with a wonderful designer Tanya Shoenroth from Tanya Shoenroth Design (tanyashoenroth.com), we 're VERY excited to see the end product once we 're all done.
Whether you prefer light or dark cabinets, neutral or warm tones, contemporary or traditional style - a kitchen renovation is a complex task. Large ticket items such as mill work and appliances will run you into the tens of thousands. It's important you choose a layout and design that matches your expectations AND budget. Often clients come to us with a much lower budget number in mind than what can actually achieve their desired look. Yes, there's several options to choose from when it comes to supplied materials and possible ways to help lower costs in the overall materials, but keep in mind there's time and cost associated with the intangible items such as project management, CAD design (drawings done by a professional) and installation labour. We often hear clients say "Can't we make things look high end but use cheaper materials?'. We feel this is not the best mindset to have. Going with something that 'looks' pretty but is manufactured by a big box store or a low end supplier will certainly compromise function and longevity. Even worse, these fixtures can have faulty wiring or parts that can become a fire or flood hazard. Essentially you want to do some research ahead of time by going to the supplier showrooms and asking the reps about the various manufacturing specs and warranty details. A little homework goes a long way in preventing future disaster.
WE'RE GETTING EXCITED about our latest single family custom speculative project! Located on a corner lot on West 15th in Vancouver, we eagerly await receipt of the permits from the city as we gear up to make this one of our most innovative and modern projects yet to date. With a contemporary look to the exterior, and a transitional design approach to the interior, we're able to achieve a look that is unique and will attract a unique following. The house is being built for clients who wish to list it on the spec market. Costs in a spec project are always the main factor. Keeping costs to a minimum while achieving a high end look and not sacrificing quality are of utmost importance.
Things are moving along quickly on our Fremlin Street Project! As you can see from the rendering it is a traditional craftsman style design (done by our esteemed colleague Ron Wildeman at Inside Out Architecture Inc). We've employed several new applications with the start of this home including something called 'Fast Foot' for the foundation you can read about on page 2. Sandro has been diligently working daily on this site making sure the level of quality is superior and the schedule is always on track. We're also gearing up to begin our next TWO laneway projects, breaking ground THIS MONTH.
